Why Flat Roof Maintenance Is Critical in Florida

Flat roofs are inherently more vulnerable to water damage than pitched roofs because they rely on drainage systems rather than gravity to remove water. In Florida, where heavy rainfall is common and hurricane season brings intense precipitation, proper drainage is essential.

Florida's UV radiation also degrades flat roof membranes faster than in cooler climates. Regular inspections catch membrane deterioration, seam failures, and drainage problems before they become expensive repairs.

Recommended Inspection Schedule

Commercial flat roofs in Florida should be inspected at minimum twice per year — in spring before hurricane season and in fall after hurricane season. Additional inspections after major storm events are strongly recommended.

Each inspection should include examination of the entire membrane surface for cracks, blisters, or punctures; all seams and lap joints; flashing at all penetrations (HVAC units, drains, vents, walls); drainage systems for blockages; and the interior ceiling for signs of water infiltration.

Common Flat Roof Problems in Florida

Ponding water — water that stands on the roof 48 hours or more after rain — is the most common and serious flat roof problem. Ponding accelerates membrane deterioration and increases the risk of structural damage. It is caused by inadequate slope, blocked drains, or structural deflection.

Membrane blistering occurs when air or moisture is trapped between the membrane and the substrate. Blisters can rupture and create entry points for water. They are caused by improper installation, moisture in the substrate, or extreme heat.

Seam failures at lap joints are a common source of leaks. Seams are the most vulnerable part of any flat roof system and require regular inspection.
