How Long Does a Roof Last in Florida?
Florida's heat, UV, and hurricane season affect every roofing material differently. Here is what to expect from your roof's lifespan.

Lifespan by Roofing Material
Architectural shingles: 20 to 30 years in Florida. The combination of intense UV radiation, heat, and humidity accelerates shingle degradation compared to cooler climates where the same product might last 30 to 40 years.
Metal roofing: 40 to 70 years. Metal performs exceptionally well in Florida's climate. It does not degrade from UV exposure the way organic materials do, and properly coated metal resists salt air corrosion.
Concrete tile: 30 to 50 years for the tiles themselves. However, the underlayment beneath the tiles typically needs replacement every 20 to 25 years. The tiles may look fine while the underlayment has failed.
Clay tile: 50 to 100+ years. Clay tile is the most durable roofing material available. Like concrete tile, the underlayment needs periodic replacement.
Flat roofing (TPO, EPDM): 15 to 25 years depending on the system and maintenance.
What Shortens Roof Life in Florida
UV radiation is the primary enemy of shingle roofs in Florida. The intense sun breaks down the asphalt binders and granule adhesion over time. Proper ventilation reduces heat buildup in the attic, which extends shingle life.
Hurricane and storm damage can significantly shorten roof life if not properly repaired. Even minor wind damage that breaks the seal strip on shingles allows water infiltration that accelerates deterioration.
Poor installation is a major factor. Roofs installed with incorrect fastening patterns, inadequate underlayment, or poor flashing details fail earlier than properly installed roofs.
Lack of maintenance allows minor issues — loose flashing, clogged gutters, small cracks — to become major problems. Annual inspections catch these issues early.
Signs Your Roof Is Reaching End of Life
Granule loss leaving bare, dark patches on shingles is a sign of advanced age. Widespread curling or cupping of shingles indicates the material is drying out and losing flexibility. Multiple leaks or widespread moisture in the attic suggest the roofing system has failed.
