Shingle vs Metal vs Tile: Which Roof Is Best for Florida?

Choosing between shingle, metal, and tile for your Florida roof? This side-by-side comparison covers cost, durability, wind ratings, and insurance impact to help you decide.

Side-by-side comparison of shingle, metal, and tile roofing materials

The Three Main Roofing Materials in Florida

Florida homeowners typically choose between three roofing materials: architectural shingles, standing seam or corrugated metal, and concrete or clay tile. Each has distinct advantages and trade-offs depending on your budget, home style, wind zone, and insurance goals.

There is no single best material — the right choice depends on your specific situation. This guide breaks down the real differences based on our experience installing all three across Brevard County.

Cost Comparison

Architectural shingles are the most affordable option, typically running $4.50 to $7.00 per square foot installed in Central Florida. Metal roofing costs $8.00 to $14.00 per square foot, while tile ranges from $10.00 to $18.00 per square foot depending on whether you choose concrete or clay.

However, cost per year of lifespan tells a different story. Shingles last 15 to 25 years, metal lasts 40 to 60 years, and tile can last 50 to 75 years. When you divide total cost by expected lifespan, metal and tile often cost less per year than shingles.

Wind Resistance and Storm Performance

In Florida, wind resistance is not optional — it is essential. Architectural shingles are rated for 110 to 130 mph winds when properly installed with six-nail patterns. Standing seam metal panels are rated for 140 to 160 mph. Concrete tile, when mechanically fastened, can withstand 150+ mph winds.

After Hurricane Ian and Nicole, we saw the most failures in older three-tab shingle roofs and improperly fastened tile. Properly installed architectural shingles, metal, and mechanically fastened tile all performed well.

Insurance Impact

Your roofing material directly affects your insurance premiums. Metal roofs typically qualify for the largest discounts — often 15 to 25 percent — because of their wind resistance and non-combustible rating. Tile roofs also qualify for significant discounts. Shingle roofs qualify for standard discounts when paired with a wind mitigation inspection.

A wind mitigation inspection documents your roof's features and can save you hundreds to thousands per year regardless of material. Alron provides these inspections and can help you understand the insurance implications of each material before you decide.

Our Recommendation

For most Brevard County homeowners on a moderate budget, architectural shingles offer the best balance of cost, performance, and curb appeal. For homeowners planning to stay in their home long-term and wanting maximum durability and insurance savings, standing seam metal is our top recommendation. Tile is ideal for homes where architectural style demands it, particularly in HOA communities with tile requirements.

Whatever material you choose, proper installation matters more than the material itself. A poorly installed metal roof will fail before a well-installed shingle roof. That is why choosing a licensed, experienced contractor is the most important decision you will make.
