Cost Comparison

Architectural shingles are significantly less expensive than tile. In the Cocoa and Melbourne area, a shingle roof replacement typically runs $10,000 to $18,000, while a concrete tile roof for the same home might cost $18,000 to $30,000, and clay tile can run $25,000 to $40,000 or more.

However, tile roofs last significantly longer than shingles. When you factor in the longer lifespan, the cost per year of service is closer than the upfront numbers suggest.

Lifespan and Durability

Architectural shingles in Florida typically last 20 to 30 years. Concrete tile lasts 30 to 50 years. Clay tile can last 50 to 100 years or more. However, the underlayment beneath tile roofs typically needs replacement every 20 to 25 years, even if the tiles themselves are still in good condition.

Both materials are durable in Florida's climate when properly installed. Tile is more resistant to UV degradation and does not lose granules like shingles. Shingles are easier to repair when individual sections are damaged.

Tile is the natural choice for Mediterranean, Spanish, and traditional Florida-style homes. It provides a distinctive look that adds curb appeal and can increase home value.

Shingles offer more flexibility in color and style and suit a wider range of architectural styles. They are the most common choice for newer Florida homes and provide a clean, versatile appearance.
